Post-build cleaning
Post-build cleaning across Canary Wharf.
After the builders leave, the property is full of fine construction dust that bonds to surfaces. Standard cleaning won't shift it. We connect you with vetted Canary Wharf specialists who handle post-build properly.

What it is
What post-build cleaning covers.
Post-build cleaning is the specialist clean of a property after construction, renovation, or refurbishment work has finished. The dust generated by trades (cutting plasterboard, sanding wood, drilling masonry) is finer than household dust and bonds to surfaces through static electricity. Standard cleaning does not shift it. Specialist post-build kit does.
The work covers every reachable surface in the property: walls, ceilings, floors, fittings, glass, tiles, sockets, vents, rails, and tracks. Builder's marks on glass and tiles, paint splatter on floors, sealant residue, and mortar splashes are all part of the scope.
Post-build cleaning is typically the last job before handover to the customer, the landlord, the homeowner, or the new tenant. It is what makes a finished build feel finished.
When you'd need this
Builds that end with this clean.
Almost any construction job big enough to bring in trades for more than a day needs a proper post-build clean. The scenarios below are the most common.
- Extension build complete and ready for the family to move back in.
- Loft conversion complete and ready for handover.
- Full kitchen refit, including new appliances and new flooring.
- New-build handover from a developer to the buyer. Sometimes covered by the developer, sometimes the buyer arranges it.
- Full refurbishment of a flat or house before sale or re-let.
- Commercial fit-out complete and ready for the business to move in.
- Bathroom refit, especially where tiling and plumbing have generated heavy dust and residue.
- Painting or decorating job complete across multiple rooms.
The work
Top down, room by room, dust out not around.
The sequence exists so cleaned areas never get re-contaminated: ceilings before walls, walls before fittings, fittings before floors, and floors dead last.
Vacuuming uses HEPA-filtered equipment rather than domestic vacuums. Domestic vacuums recirculate fine dust back into the air; HEPA-filtered units capture it. Every reachable surface is vacuumed, including walls, ceilings, light fittings, and rails. Construction dust on a ceiling falls when the property warms up, so missing it means the customer cleans again in two weeks.
Hand-wiping covers every surface and fitting after vacuuming. Damp microfibre on most surfaces; specialist solutions for glass, tiles, and stainless steel. Builder's marks (plaster splashes on tiles, paint flecks on glass, sealant residue on worktops, mortar smears on floors) come off with appropriate chemistry, razor blades on glass where dried paint has set hard, and specialist treatment where the floor is natural stone.
Windows are cleaned inside and out where access allows, tracks vacuumed and wiped, vents and extractor grilles removed, vacuumed, and re-fitted. Floors close the job: thorough vacuum, then mop or polish appropriate to the flooring type, with protected carpet vacuumed and steam-cleaned if needed.
- HEPA-filtered vacuuming of every surface, including walls, ceilings, fittings.
- Hand-wiping after vacuuming with appropriate chemistry per surface.
- Builder's mark removal: paint, plaster, sealant, mortar.
- Window cleaning inside and out where access allows, tracks and vents included.
- Appropriate floor treatment: vacuum, mop, polish, or carpet steam-clean.
- Final sanitation verified before handover.
Process
Booked backwards from your handover date.
1. Tell us about the build and the date
Scope (refit, extension, full refurb, fit-out), rough floor area, and the day the property has to be ready. The date drives everything else.
2. Matched to a team sized for the job
A one-bed refit and a floor-plate fit-out need different crews. We place the job with the team whose size and kit fit it, and confirm back to you within the working day, usually within the hour.
3. Quote against the actual property
The specialist prices from your photos or a visit, on the property as the trades will leave it, and books the clean into the gap between snagging and handover.
4. Clean, walk-through, keys ready
One to three days for most domestic jobs. The final walk-through happens with you or the builder, whoever is coordinating, and the property hands over clean rather than nearly clean.
Why come through us
Skip the cleaning quote chase.
Builders sometimes include post-build cleaning in their scope. Often they don't, and the customer is left arranging it themselves in the last week of the build when everything else is also being arranged.
When you come through us, the cleaning is scheduled to fit your handover date. We brief the specialist on the scope before they call, so the quote you get is on the actual property, not a guess.
We've worked with the post-build specialists for years. We know which team is fastest for a domestic refurb versus which one is best for a commercial fit-out. The match matters when the handover date is fixed.
The referral fee comes out of the specialist's side after completion, never off your quote.
Pricing
How post-build cleaning is priced.
Post-build cleaning is priced by property size, scope, and condition. A 2-bed flat after a kitchen refit might be a few hundred pounds. A full-house refurb or commercial fit-out can run into the low thousands. The specialist quotes after seeing photos or walking the property.
Some builders include post-build cleaning in their original scope. If yours did, check what level it covers. Many builders' included cleans are a sweep, not a proper post-build clean. If the customer wants the property genuinely ready for occupation, a specialist clean is what gets it there.
Whether you pay or the builder does, the specialist's figure is the figure.
Sequencing
Snagging first, cleaning second, always.
The most common post-build scheduling mistake is booking the clean for the day the builders say they are finishing. Builders rarely finish on the day they say, and more importantly, snagging comes after "finished": the punch-list of paint touch-ups, silicone re-runs and adjusted doors that every build generates. Each snag fixed makes new dust and new marks.
The sequence that works: practical completion, snagging inspection, snag fixes, then the post-build clean, then handover. Put the clean after the snag fixes even if it pushes move-in by a day or two; a clean done before snagging gets partially redone at your expense.
In an occupied Wharf tower there is an extra layer: the building itself. Service lifts need booking, communal corridors need protecting from dust tracked out of the flat, and many managing agents restrict noisy or dusty work to set hours. The post-build teams we introduce handle those arrangements with the concierge or managing agent as part of the job, because a spotless flat behind a dusty corridor is not a finished handover.
Our partners
Sized for the job in front of them.
Post-build is a scale game: the kit is similar from job to job, but a crew that shines on a two-bed refit can drown on a 10,000 square foot fit-out with a fixed opening date. Our network spans that range, which is what makes the matching worth doing.
For post-build cleaning we connect you with a vetted specialist team that covers the Docklands and East London and handles commercial and domestic post-build work. They have the HEPA-filtered kit and the team size to handle multi-day post-build jobs at scale.
Tell us the scope and the date; we place it with the right crew and the commercial relationship from quote to invoice is directly between you and them.
Related specialist services
What else finishes alongside a build.
Builds intersect with other messes: a reinstatement after a fire ends in exactly this clean, water that got in during the works can surface as mould weeks later, and opening up floors and voids sometimes reveals an infestation that was there all along. Those three pages are below.
- Fire damage cleaning. Post-fire rebuilds often need a full post-build clean once the structural work is complete. The same specialist often handles both.
- Severe mould removal. Water damage during construction (burst pipes, ingress through partly-finished roofs) can leave mould that needs treatment before handover.
- Cleaning after pest control. Construction work sometimes uncovers existing pest infestations that need clearing before final post-build cleanup.
FAQ
Post-Build Cleaning FAQs
Common questions about post-build cleaning in Canary Wharf.
Should the builder include post-build cleaning in their quote?
Sometimes they do, often they don't. Many builders include a sweep or a basic clean as part of their original scope. That is rarely the same as a proper post-build clean. If the customer wants the property ready for handover without doing more cleaning themselves, a specialist post-build clean is usually the right call.
How long does a post-build clean take?
It depends on size and scope. A 1-bed flat after a kitchen refit can be a day. A 4-bed house after a full refurb is typically two to three days. A commercial fit-out can take a week. The specialist confirms the timeline on the quote.
Can the clean happen while snagging is still being done?
Usually no. Snagging generates new dust and the post-build clean has to be redone. We recommend booking the clean for after snagging is complete, even if that pushes the customer's move-in date by a day or two.
What's the difference between a post-build clean and a deep clean?
A deep clean is for an occupied or recently-occupied property and focuses on grease, grime, and lived-in residue. A post-build clean is for a finished build and focuses on construction dust, builder's marks, and every-surface sanitation before first occupation. Different kit, different chemistry, different scope.
Do you clean windows externally too?
Where access allows, yes. Ground floor and ground-accessible windows are cleaned externally as part of the standard scope. Upper floors require external access (cherry picker, scaffold, or window-cleaning team) which the specialist will quote separately if needed.
New-build handover from a developer. Is post-build cleaning the developer's job?
Usually yes, but the level varies. Many developers include a "final clean" that is the builder's sweep, not a proper post-build clean. If the snagging list includes dust on light fittings, paint splatter on glass, or mortar marks on floors, a specialist post-build clean is what gets it cleared.
Commercial fit-out post-build clean. How is it different?
Scope and scale, mainly. Commercial fit-outs typically involve larger floor areas, more glass, more custom fittings, and a fixed handover date for the business. The specialist scales the team accordingly. Often done overnight or over a weekend to fit the business's move-in timing.
Across the Docklands
