Why Canary Wharf prices sit where they do.

Canary Wharf and the wider E14 sit at the higher end of the London checkout ladder for reasons that are specific to the Docklands, not a blanket London premium. Booking a clean into a tower means booking the building around it: the concierge desk, the goods entrance and the service lift all run to their own timetable, and moving kit or furniture up thirty floors is slower than carrying it through a front door on a terraced street. That access time is real, and it lands in the quote.

The water is the other Docklands tax on time. The Thames-fed supply here is hard, roughly 270 to 310 parts per million, so limescale builds up fast on the glass shower screens, chrome mixers and rainfall heads that fill new-build E14 bathrooms. Descaling those back to the finish an inventory clerk photographed at check-in takes proper time and the right products, and it is the single line that separates a passable clean from a deposit-back one in this postcode.

Then there is the inventory culture. Managed Docklands blocks lean heavily on professional check-in and checkout reports, and the clerks who write them are thorough about integrated appliances, wardrobe interiors and balcony glass. Our prices are set to meet that standard first time, which is why they are fixed by property size and confirmed in writing before we start, rather than creeping up by the hour once we are on site.

Price list by property size

End of tenancy cleaning price list.

These are our end of tenancy cleaning prices by property size, the way most people search for them. Every figure is a fixed price for the whole property, confirmed in writing before we start, not an hourly rate that grows while we are on site. Add-ons such as an oven deep clean or carpet shampoo are priced separately below and only charged if you need them.

End of tenancy cleaning prices for a studio flat

£165, typically 3 to 4 hours on site.

A studio is the smallest job on the list and the quickest to turn around, but it is not a light clean. The kitchen area, the bathroom and the single living and sleeping space all get the same room-by-room treatment an inventory clerk marks against.

End of tenancy cleaning prices for a 1 bed flat

£195, typically 3 to 4 hours on site.

A one bed flat adds a separate bedroom and its wardrobes, cleaned inside and out. This is the most common size we clean around the Docklands, and the price covers the whole flat rather than a room count.

End of tenancy cleaning prices for a 2 bedroom flat

£245, typically 5 to 7 hours on site.

Two bedrooms, the extra wardrobe space and a larger living and dining area. Most managed two beds around the wharf come with an integrated oven and fridge, so check whether your agreement asks for those cleaned inside as well.

3 bedroom house end of tenancy cleaning prices

£319, typically 5 to 7 hours on site.

A three bedroom house brings in stairs, landings and usually a second bathroom or WC. Those are the areas that push a DIY clean over a full weekend, and they are the ones most often marked down at check-out.

End of tenancy cleaning prices for a 4 bedroom house

£425, typically 7 to 9 hours on site.

Four bedrooms, multiple bathrooms or en-suites, and larger shared areas. A house this size is a full working day for a team, and the price is still fixed in writing before we start.

End of tenancy cleaning prices for 5 bedrooms and up

From £495, typically a full day, quoted on the photos on site.

Five bedrooms and above start from £495 and are quoted exactly once we have seen photos of the property. Send a few through and we will come back with a single number, never an hourly rate.

Prices are the same across all 12 areas we cover, so a two bedroom flat in Canning Town costs the same as a two bedroom flat in Canary Wharf. If you want to build the number yourself with add-ons included, the cost calculator does it in about a minute, and the east London coverage page lists exactly which postcodes we work.

FAQ

Pricing FAQs

Common questions about our end of tenancy cleaning prices in Canary Wharf.

Are your prices fixed or can they change?

Our prices are based on property size and condition. The prices shown are starting prices for properties in standard condition. If a property requires extra attention due to heavy soiling or has been left in poor condition, we may need to adjust the quote accordingly. We'll always confirm the final price before starting work.

What payment methods do you accept?

We accept bank transfer and card payments. Payment is due upon completion of the clean, once you're satisfied with the work. For larger jobs or commercial properties, we can discuss alternative payment arrangements.

Is oven cleaning included in the price?

Basic oven cleaning (exterior wipe down) is included. However, for ovens that require deep cleaning with specialist products and more time, we offer a dedicated oven deep clean service from £65. This includes removing and soaking racks, degreasing, and restoring your oven to like-new condition.

Do you charge extra for carpet cleaning?

Our end of tenancy clean includes thorough vacuuming of all carpets. Professional carpet shampoo is available as an add-on from £30 per room. Contact us for a quote based on the number of rooms and carpet condition.

What if I need to cancel or reschedule?

Moving dates can change, and that's fine. If you need to cancel or reschedule, please give us at least 72 hours notice and there's no charge. Cancellations with less than 72 hours notice may incur a fee to cover our scheduling costs.

Do you offer discounts for multiple properties?

Yes, we offer discounted rates for landlords and letting agents with multiple properties. If you manage several rental properties across Canary Wharf and the Docklands, get in touch to discuss a specific pricing arrangement that works for your portfolio.

Is there a re-clean guarantee included?

Yes. Every end of tenancy clean comes with a 48-hour re-clean guarantee. If the landlord or letting agent flags a cleaning issue inside that window, we come back and fix it at no extra cost. Every job leaves with a timestamped photo record and an itemised receipt too.
