Canary Wharf is not a student town in the Selly Oak or Fallowfield sense, and it would be dishonest to pretend it is. The genuine student presence in this patch is real but concentrated: the University of East London's Docklands campus sits by Royal Albert Dock, an easy hop along the DLR, and Queen Mary University is a short ride from Limehouse and Mile End on our western edge. Alongside those, there are student houseshares scattered through the more affordable eastern ends of the patch, around Canning Town and the Royal Docks.

Booking when everyone has left at different times.

It is rare for a whole student house to still be in residence on clean day. People drift off as exams finish, and by the end there might be one person left with a key, or nobody at all. None of that is a problem. Whoever is organising it books, and we pick up access from the last housemate standing, a neighbour holding a spare, or the letting agent directly.

Plenty of these are booked and paid by a parent, which is completely fine by us. The fixed price goes in writing before we start and the itemised receipt follows after, addressed to whoever settled it, so it is all in order for the deposit scheme should the agent try to knock anything off.

Timing the summer

Because these tenancies nearly all end over a few summer weeks, the diary tightens exactly when everyone needs a slot. The safe move is to lock your date in as soon as the check-out is confirmed rather than leaving it to the last fortnight. Prices open at £165 for a studio and climb the ladder with the bedroom count.

A full vacuum comes as standard. Carpets that have soaked up a year of foot traffic can have a shampoo added on, and it is worth doing where the agreement specifically calls for professionally cleaned carpets.
